About Port Adriano
Port Adriano is unashamedly devoted to luxury. This up-scale super-yacht port was remodeled by renowned French architect Philippe Starck in 2012, to create one of the most modern marinas in the Mediterranean. Starck’s flair and attention to detail has created a nautical inspired shopping and commercial centre which blends perfectly with its surroundings. The port offers 492 moorings between six and 100 metres and over 52 commercial spaces that supply a wide range of high-end fashion shops, international and local restaurants, and well-renowned boat support services. There are also 240 free underground parking spaces.

History & Culture of Port Adriano
Port Adriano is in south west Mallorca that has been ‘up and coming’ for over a decade. Situated in the town of El Toro (or the Bull), this area has been dramatically upgraded over the years with development of adjacent Nova Santa Ponsa, with its superb golf offering and nearby Sol de Mallorca which originally had a purpose-built casino (now closed). The redevelopment of Port Adriano was hotly anticipated due to a shortage of larger berths, not just in Mallorca, but the Mediterranean as a whole. The influx of boat owners and the requirement for services to support their needs has created an entirely new community.
The extensive luxury real estate developed in Nova Santa Ponsa to support the area was originally snapped up by investors, many of whom had an eye on the 90 million euro investment in Port Adriano. This meant that the area was very quiet for several years as many of the homes were not occupied by the owners. With the completion of the port many changes have occurred: properties in Nova Santa Ponsa have been re-sold by investors and El Toro has seen revived interest from property buyers looking to snap up bargains.
When Port Adriano first re-opened in 2012 it was very new with many vacant units and only a few people around. If you have not been to the Port since then it is well worth re-visiting. The new design now feels more lived-in and is packed full of busy shops, businesses, bars and restaurants.

Port Adriano has also become one of the social hubs of Mallorca summers with a calendar of various local and international regattas, world class entertainment open to the public, summer parties, international nautical events.

Living in Port Adriano
Like many locations in Mallorca, Port Adriano is fairly busy in summer but very quiet in winter. Apart from the restaurants, bars and shops in the port itself, it relies on town of El Toro for basic local amenities and Santa Ponsa, Son Ferrer or Magaluf for a wider range of banks, supermarkets and services.
When buying property in the area it is wise to ensure you understand the differences in character between El Toro, Port Adriano and Nova Santa Ponsa. These locations are all next to each other and overlap. El Toro is the original town with many locals still in residence. Prices here are still relatively low with bargains still available, but although the area is up-and-coming it does not have the prestige (or price tag) of the surrounding areas. Houses can still tip into the millions, but you can pay under 200,000 euros for a small apartment and under 300,000 for a detached house in need of renovation.
The newer developments of Port Adriano and Nova Santa Ponsa are almost all exclusively owned by foreign residents or as holiday homes. They range in price depending on the street, the type of complex, whether there is a sea-view or golf available. Expect to pay from 500,000 euros to 1 million plus for an apartment within a gated complex with pools and gardens. Some gated communities have town houses and detached villas at around 700,000 euros, the average detached independent villas costs from 2 million to 5 million euros with prices as a high as 11-15 million euros.
Property directly in and around Port Adriano is high sought after but still widely available. Most consist of sea-view apartments perched on the cliff with a 300,000 to 500,000 euro price range. Villas are available from around 1.3 million euros.
